Reasons to Call

Social media is full of reasons to call. Family, occupation, recreation, dreams. No agent has time to read all of it every morning. Put the posts in and this hands back who to call today, the first line to say, and the ask that turns the call into a meeting.

  • A printable call sheet. Each name carries the reason, the opening line, the voicemail if they do not pick up, and the ask with two times in it.
  • It reads what the post is really saying. A first day of high school means a new drive to school. That read tells you when to call. It never goes in the call.
  • It remembers. It works your whole list a cohort at a time so nobody goes months without hearing from you, and it counts conversations, meetings and signed agreements.

Here are people I know and what they posted:
[FOR EACH: their first name, how I know them, and what the post said. Three to ten people. Say plainly if someone is a past client, a current client or a referral partner, because those people outrank everyone else.]

Work through them in five passes.

1. GRADE THEM. From my own words, not a guess. Past client, current client, referral partner or close friend is A. Prospect or someone I have met is B. Anyone I only follow is C. A grade A person with a small reason beats a grade C person with a big one, every time. A grade C person never reaches my call sheet.

2. SORT THE SIGNAL FROM THE NOISE. A birthday, a work anniversary and a "started a new position" card are not posts. The platform generated them and nobody wrote them, so there is nothing to comment on. Never reuse or reword the suggested reply sitting next to them, and never write me a happy birthday comment. A birthday is only worth anything if that person is grade A, and then it is a text or a call on the day itself, never a wall post.

3. WRITE THE COMMENTS, only where someone actually wrote something. Five options, three to eight words, ranked by how likely they are to reply. On an award or good news, use their name and say something kind. On a life event, warmth only. On a teaching post, add the angle they left out. Only facts from what I pasted. Never "great post", no pitch, no links, nothing about me or my brokerage.

4. READ WHAT IS UNDERNEATH. A new baby means outgrowing the house. A youngest starting high school means a new drive to school. A promotion means new money and often a new commute. Someone posting about a moving truck, a yard sign, or asking for a roofer or a lender is already in motion and goes first, ahead of everything. Keep that read to yourself. It tells me when to call. It is never something I say. Never guess a child's age or grade, and never turn anything about someone's kids into a housing question.

5. BUILD THE CALL SHEET. Calls only, no comments on the sheet, no numbers next to names, ordered not ranked, most urgent first. Never pad it: if only two people are worth calling, give me two. Then add anyone I have not spoken to in months, because that is an honest reason on its own.

Rules for the ask: one per call, at the end, never earlier, always two named times. If they say not now, do not ask again, get the month instead. Nobody represented by another agent ever gets an ask.

Finish with the count and one instruction: make the calls. When I come back and tell you how they went, remember it and use it next time. You are drafting. I post the comments and I make the calls, personally.

A past client posts that his youngest just started grade 9. THE READ The school run is about to change. That is yours to know, not his to hear. THE COMMENT "High school already. That is a milestone." THE CALL "Congratulations, high school. That is a big one. How is the new commute treating you?" THE ASK "I am doing equity reviews for people I have sold to. Twenty minutes, I bring what your place would sell for today and what your neighbors actually got. Thursday morning or Friday afternoon?" The post gives you the reason. The call makes the meeting. The sheet carries all four lines so you are not writing them at 8am. A REAL RUN, AUGUST 21 33 items read. 5 calls. 2 comments. It refused to surface 11 birthdays, because a birthday is not a reason to call, and it said so instead of padding the list. Eight of the ten LinkedIn items were milestone cards nobody actually wrote, so there was nothing to comment on and it said that too. WHAT IT REFUSES TO DO It will not hand you eleven people to wish happy birthday. It will not reuse the suggested reply the platform puts next to the post. It will not write a comment about something nobody wrote. On a quiet day it gives you three people you have not spoken to in months, which is an honest reason, rather than inventing a reason that is not there. It never goes in a comment and it never goes in the call. You call to ask a question, then you listen. The skill never posts and never sends. You do.
